Property Management

At Chicago Property Services, our level of service sets us apart from the competition. Our approach is unique to association management in that each association is assigned a team of professionals rather than a single property manager. Each association is assigned the following team:

1. Property Manager
-Main contact to association
-Attends board meetings
-Assists in owner conflict issues
2. Building Supervisor
- Provide building maintenance and repairs
- Supervise janitorial services
- Oversee contractor workmanship
3. Office Manager
- Administrative issues including billing and general questions
4. Financial Professional
- Oversee financial matters
- Communicate directly with the board treasurer

Our property management services include:

-Attend to board meetings
-Solicit and compile of quotes for repair/improvement projects for the building
-Provide general supervision of projects for the building
-Visit property weekly for general building inspection
-Review emergency evacuation plan and provide a monthly building safety inspection
-Supervise of on-site maintenance personnel
-Notify owners via posting of signs and e-mail regarding upcoming building events ie. Repairs, construction, window washing.
-Assist board in improving the turnout, efficiency and results of board meetings
-Assist board in creating/updating/enforcing the Rules and Regulations
-Deliver notices to owners who violate rules and regulations
-Implement special assessments as required by board approval
-Develop a plan to decrease utility bills (gas, electric, water)
-Develop plan to improve property value -Review insurance coverage and provider as well as other service provider contracts
-Ensure annual meeting, budget and corporate status is maintained on an annual basis
-Review Fidelity Bonds policy for association
-Integrate association with local community; invite alderman, local community organizations, police district to board meetings
